50% of rent (+VAT) of the first months rental income includes:

  • Advertising and marketing your property
  • Undertaking credit checks and references of proposed tenant
  • Preparation of Inventory/Schedule of Condition at the beginning of the tenancy
  • Preparation of the Lease
  • Collect first months rent and deposit
  • Notify utility companies & the Local Authority of the change of occupant.

Fully Managed

10% of rent (+VAT) includes:

  • Advertising and marketing your property
  • Undertaking credit checks and references of proposed tenant
  • Preparation of Inventory, Schedule of Condition & Lease
  • Notify Utility Companies and the Local Authority of the change of occupant
  • Rent collections from Tenant and transferring payment to Landlord
  • Dealing with any problems raised by the Tenant
  • Regular inspections of the property and final check of the property at the end

Finding a suitable tenant, carrying out references, Right to Rent and credit checks

Drawing up the tenancy agreement

Organising safety inspections e.g. Gas Safety certificate

Organising energy performance certificate (unless already held)

Collection of the initial rent and deposit

Lodging of deposit with DPS

Preparation of property inventory and condition report

Ongoing rent collection on monthly basis

Take meter readings at the start and end of tenancy

60% Inc vat of first month’s rent. Minimum fee £300 Inc vat
